Master-metered water is lot rent you're giving away. Our own technicians meter every lot and keep the meters running while our team bills your residents, takes their calls, collects their payments, and remits to you.

Billing matched to your state's manufactured-housing rules

THE PROBLEM
Sound like your office?
The week disappears into water
Reading meters, posting payments, printing notices, fielding calls about a $38 bill. That's a utility company's job, done by your park office.
The master meter absorbs everything
When water is in the rent, overuse and leaks are invisible — and you pay for both. Rent increases recover it a year late, with friction.
Aging lines fail quietly
A service-line break can run for a month before the utility bill announces it. Submetering provides additional data to help diagnose these issues
THE PROGRAM
Install to invoice, all four steps ours.
One contract, one point of accountability. Nothing handed off to a subcontractor, a billing vendor or a call centre.
1
Install
Our crews survey every lot, spec the right meter for your risers and lines, and set them without entering homes.
2
Read
Remote reads at every lot, with continuous-flow alerts that catch line breaks in days, not billing cycles. Repairs included.
3
Bill
Statements built to your state's manufactured-housing rules — permitted charges, notice periods, dispute procedure.
4
Collect
Notices, calls, disputes and collections run by our team. Funds remitted to you with lot-by-lot reporting.

WHY IT PAYS THRICE
Submetered communities use 30–40% less water.
When residents see their own usage on a statement, consumption drops — that's decades of our meter data, not a slogan. You stop absorbing the water bill, and the water bill itself gets smaller. On aging parks, the leak alerts alone have paid for programs.

COMMON QUESTIONS
Park owners ask us
these first.
Something else on your mind? Ask a person — no form-to-nowhere.
Can we bill residents for water in a mobile home park?
In most states yes, under manufactured-housing and utility-billing rules that govern what you may charge and how you must give notice. Rules differ by state and sometimes by city — we set your billing up to match your jurisdiction and keep it current when rules change.
Our lines and risers are old. Can you still submeter?
Yes. Our technicians survey every lot before we quote, spec meters that fit your infrastructure, and repair or replace what's failing as part of the program. On aging systems, the leaks are usually where the biggest savings are.
What happens when a resident doesn't pay?
Our team sends the notices your state permits, takes the calls, and runs collections. You see status by lot in your reporting, and recovered funds are remitted to you.
How long does a retrofit take?
Most communities are metered at the riser without entering homes, and most installs finish in weeks, not months. Occupied lots stay in service — interruptions are minutes, not days.
